The Property Supervisor will work within Mercy Housing to insure that Property Operations are current, efficient, and effective in the Idaho market. The Property Supervisor ensures that the properties Mercy operates provide high quality property management and support the community and resident initiatives.
The Property Supervisor ensures that the property is active in the neighborhood to achieve a healthy community. S/he is responsible for the following services to housing developments owned and managed by Mercy Housing: -Property lease-up
-Supervision and hiring of on-site managers
-Maintenance of properties
-Conformity with regulatory/borrowing requirements
-Site operating and capital budget development
-Regulatory reporting
-Community and resident initiatives
-A team approach on-site and in the region
Job responsibilities include:
Consult with project teams on issues related to acquisition, market trends, operating budgets project design and property management identified in pre-development and construction.
Oversee preparation of annual operating and capital budgets for properties.
Monitor property management plans and site operations.
Provide leadership in the development of property goals related to the health of the overall community.
Coordinate with the appropriate central office department to monitor site compliance with regulatory agreements and requirements.
Create and keep current "project boundary books" in accordance with Mercy policies.
Keep current on local, state and federal issues related to the properties under supervision and disseminate the appropriate information to site personnel.
Coordinate and facilitate training among site personnel, including training staff on property management and accounting software.
Conduct periodic physical site inspections.
Work in a collaborative manner with all system staff.
Assure that audit information requested by the Central Office is supplied in a timely manner.
Assess capital needs at properties and insure that properties are maintained to Mercy standards.
Orient on-site staff to mission and values of the Mercy Housing System. Conduct ongoing education in this area as necessary.
Hire, supervise, and evaluate on-site managers according to operating policies and procedures.
Oversee leasing and occupancy procedures at properties. Assures that all paperwork procedures are followed appropriately.
Oversee use of computer applications and data entry at the property level and assures that appropriate AP payment selection is made on accounting software
Oversee resident selection procedures to assure compliance with regulatory agencies and applicable federal, state and local laws.
Oversee maintenance of physical condition of properties according to Mercy standards.
Inform office of the Director of Property Operations when a property moves from "start-up" to "operating".
Report to property boards and the Regional Board on property operations as requested.
Provide leadership and/or supervise CRI staff as appropriate at a property site. |
